]]>It may seem counter intuitive to read a blog about roofing contract cancellation on a roofer’s website but Roofing Annex believes in looking out for consumers via solid information. This post will review potential reasons to cancel a contract with a hired roofer and how to proceed in doing so.
A home is more than property; it’s a sanctuary that tells a family’s life story. No homeowner should have to compromise when it comes protecting their treasures and investment. For those who feel uneasy with their current contractor, below are a few warning signs that if they would occur should be immediately addressed with your contractor.
Poor Communication
Good communication is essential for roofing projects of any size size. Proper communication channels should be set from first contact with a roofer. Homeowners should be able to ask questions or gain clarity at any time. Most projects are handled with a lead/salesman while the project manager enters as point man when the physical work commences. There needs to be a clear line to both and clean transition from one to the other. If you feel that your needs or input aren’t being heard at all or disregarded then it’s time for change.
Numerous Delays
Dealing with multiple delays makes for a poor experience. When company representatives continuously arrive late or the time-frame is not being met, it may be time for a change. However, there can be legitimate reasons outside a roofing company’s control; such as sub-contractors, the weather, and holidays that deter a roofing contractor’s timeline. Contractors should notify the customers with those changes. If time drags on and no new time-frame is set a project may go into limbo. If you’re in limbo waiting for months (during good weather) and nothing is happening the customer needs to address immediately with the roofing company and find resolution.
Suspicious Work Add-ons
It’s not uncommon to hire a contractor that starts off inexpensive, but then suddenly starts finding various issues that need repair. If what they’re saying or showing doesn’t make sense, it’s best to consult another professional. A solid roofing contractor will have expert inspectors and accurate estimates detailing every part of the project. More than one surprise issue is cause for concern.
Shortcomings Discovered
Sadly, it’s not uncommon for a roofing contract cancellation to take place because a homeowner became leery with their roofer when researching them after contracting. A shady roofer may move fast with a pushy first meeting to a quick turnaround on the work. Things can be missed that make a BIG difference. If any of the following issues come to light they need to be addressed immediately.
Hire the wrong contractor or think you hired a fraud?
Learn how to distinguish between a professional and a fraud.
At the time the contract is signed, the salesperson must orally explain your right to cancel the contract and must give you a fully completed receipt or a copy of the contract that states the date of the sale, the contractor’s name, and their address. The document should state, in 10 point bold type, that it can be canceled before midnight on the third business day after the transaction took place. This information should be located near the place where you sign your name or on the front page of the receipt if no contract was used. Two copies of a Notice of Cancellation should be provided to you. The notice must also include a full explanation of your right to cancel and what you must do to cancel.
You must first review the contract to confirm that the three-day cancellation period has not passed. Do not include Sundays or national holidays when counting the three days from the date of your signature.
To cancel the contract, sign and date both copies of the Notice of Cancellation, then deliver one copy to the merchant by midnight of the third business day. Keep the second copy for your records. Since you may need to prove that the cancellation notice was sent on time, you should use certified mail (return receipt requested) so that you will have the receipt as proof. If the notice is hand-delivered, be sure to get a signed and dated receipt. You are not required to state a reason for canceling the contract.
Instead of using the Notice of Cancellation form, you also have the option of canceling the contract by sending a letter or telegram to the company within three days. Again, keep a record of when and where you mailed or delivered the notice letter. If the merchant failed to provide a Notice of Cancellation form, you may cancel at any time; however, once you receive the Notice form from the merchant, you only have three business days in which to cancel.
Please note: Customers have the right to cancel the contract if the cancellation period has not expired. The merchant is not entitled to any compensation even if the merchant has provided goods or begun the agreed-upon work. The Cincinnati and Chicago areas are full of choices when it comes to roofing service providers. Parsing through the noise to find a roofer that is trustworthy is difficult when the clutter in front of you includes:
Who is the real deal, who’s a fraud, who costs too much, and other questions will make selecting a roofer to call on so difficult. It’s no wonder so many people turn to services like the Better Business Bureau and Angie’s List. Even those directories don’t account for specialists as well as they can (Cedar shake roofing pros, storm damage specialists, etc.). These directories attempt to bolster confidence in a consumer’s decision making but they are in the business of also making money. Where do they make their money? Charging the businesses in their directory pays the bills. There are real reviews and awards given but many consumers get burned once and stop using these services.
Believe it or not, consumers choose residential roofers based on personal referrals and the canvassing efforts by the companies at a combined 70% to 80% of their clients. It’s that small remaining percent of consumers that are hunting through the plethora of contenders.
First, let’s define the differences between a roofing professional vs fraud.
For starters, professionals are established businesses with plenty of industry stamps of approval, licenses, insurance, a local office, and plenty of solid online reviews. They should show up any place you look for a roofer from the main directory services mentioned to billboards, radio ads, and other media. ]]>Most of the Waynesville, Springboro, Dayton, and Cincinnati awoke at 3 AM on Wednesday the 22nd of June, 2016. Wind, constant thunder, responder sirens, and even tornado sirens blast eardrums. Many say the sky was “brighter than day” with all of the lightning. As more reports came in, it was clear that this was the biggest atmospheric event this decade has seen for many residents in Mason, Liberty Township, Loveland, and well beyond. At Roofing Annex, we’ve seen plenty of damage this year but it’s hard to wrap our heads around the number of Ohio roofs decimated via violent thunderstorm winds like this!
Our inspectors, canvassers, and owners have been traveling through the affected areas offering tarps to those in need as more rain is on the way. Insurance agencies have been calling us for emergency services. “It’s as bad as we’ve seen”, says owner Joey Michels.

If your windows are more than 15 years old, draftiness, hard to slide windows, and high energy bills may be getting to be a normal part of life… That and water spots and build-up that don’t seem to go away. The greater Cincinnati area sees freezing cold temperatures, solid heat with humidity (heat that sticks), and high winds that lead to many problems with older windows.
1) Price Point
All new energy efficient windows for an average 2,500 sq. ft. house run about $15,000. That’s about $3,000 to $5,000 more than standard windows.
2) The Biggest Perk
Window replacement is one of the top 10 renovation projects for an investment return. You can recoup 60% to 80% of the project cost adding to your home value. Energy efficient windows under 10 years old will lean to a higher percentage. This is an added value of about $12,000 if you should decide to sell your house.
3) Energy Bill Savings
The most efficient windows on the market are usually the most expensive, but it’s not necessary to buy the highest-end products to realize utility bill savings or improve comfort and aesthetics. Glazing – refers to the layers of glass used in the window (single, double, or triple). Triple glazing doesn’t necessarily equal greater efficiency because other factors presented here.
Low-E – or low emissivity is a window’s ability to reflect rather than absorb heat when coated with a thin metallic substance. Low-E coatings add up to 10% to the price of a window. They’re effective, but not as much as those put between glazing layers during manufacturing. Look for the NFRC rating on these films.
Gas fill – argon or krypton gas put between glazing layers to improve insulation. This is where your real efficiency happens. Spacers separate sheets of glass in a window to improve insulating quality; the design and material are important to prevent condensation and heat loss.
Frame material – vinyl, wood, aluminum, fiberglass, or a combination of those. They each have different strengths: Vinyl windows are good insulators and are easy to maintain but contract and expand with temperature changes, affecting the window’s air leakage; wood offers a classic look but is similarly affected by moisture changes and needs regular maintenance; fiberglass is very stable and low-maintenance but can be expensive; and aluminum is lightweight, stable, and a good sound proofer but is a rapid conductor of heat, making it a drain on energy efficiency.

]]>“Tornado Alley” is infamous for its devastating tornadoes, primarily during spring months. Did you know that the greater Cincinnati area also sees several touchdowns of its own each year? The Ohio townships of Anderson, Delhi, Miami, Milford, Oxford Xenia, and dozens more see an average of 2 tornadoes a year and this typically involves a fatality. Since 1950 there have been 111 events documented in the region. With so few affected, there’s been little published in the way of tornado safety advice for Cincinnati residents to pull from. Hence, we’ve put together the following tornado safety advice and tips to help protect yourself and your family from the dangers the winds bring:
This is by far the best tornado safety advice we can give because there are too many unknowns after a tornado. Luckily, being prepared for a natural disaster is pretty simple and fairly inexpensive. Assembling a survival kit and an emergency plan takes a few resources and little time. Be sure everyone in your household knows the plan and location of the kit. Due to the lower severity of our tornadoes, it’s fine to have a metal or rubber crate/bin in the garage as your kit. Easy access and glow-in-the-dark tape markings are a must! Be sure to look through your crate once or twice a year to see that the items look good and nothing has expired. Here are the bare minimum items you want in your kit:
A tornado watch simply means tornadoes are possible in the area; these are common during storm season. Be sure to check on your kit and review your plan with your family should a watch be declared.
Tornado warnings are serious. This means a tornado has been visually sighted or indicated by weather radar. You need to be ready for this by keeping a close watch/ear on information given. During a warning, stay away from doors, windows, and the outdoors. This is when you go to the safest place in your house and make sure you take your survival kit with you.
Some potential indicators include:
Food storage and storm protection were the two main reasons homes in the Midwest were built with cellars/basements. Today they are bonus rooms and storage spaces but they’re the best place to go if a twister is coming due to the lack of glass windows and safety from falling branches and trees. Many rural homes may have storm shelters to take advantage of because these open spaces can get hit much harder. Should there be neither a storm shelter nor basement; go to an interior room such as a closet, hallway or bathroom with small or no windows. Try to cover your head with a blanket or jacket to guard against flying debris or broken glass. If you are in a mobile home, you should leave immediately and seek shelter elsewhere.
Caught outside? Crouch beside a strong structure or lie flat in a ditch or low-lying area and try to cover your head and neck. Get as far away from trees and cars as you can.
Stuck in your car? Try to get out and run for better cover. If that can’t happen then stay in the car with the seat belt on, putting your head down below the windows while covering it with your hands and a blanket or jacket if you have one. If your car is quite small it’s still best to exit your car and lie in a ditch or under an overpass.

It’s best to stay put or stay cautious as multiple tornadoes have been known to emerge from the same storm cell. Wait until the winds and precipitation have stopped and the roar of the storm has ceased.
